HOW DO I SCHEDULE A SHOWING?
Our showings are conveniently scheduled online. Each listing will have a link to Tenant Turner, a scheduling website, located in the description of the property. After answering the pre-screening questionnaire, you will be connected with one of our realtors’ schedules and be able to arrange a showing.
HOW DO I APPLY TO RENT A SPACE?
We accept online applications or you may print out a physical copy and mail it or stop by our main office in Big Lake to drop it off. Just press the "Apply" button on the Menu to get started!
Keep in mind, we highly encourage that you visit the property prior to submitting an application.
HOW DOES A TYPICAL MOVE-IN WORK?
Once you have applied and been approved as a tenant for a property, you will be directed to pay a lease administrative fee and security deposit online. After the payment has been made, we will then send out a lease for your electronic signature. After all parties have signed the lease, a finalized copy is sent to all parties. Prior to your move-in date, you must complete these steps:

Transfer utilities into your name and send the confirmation emails to our office or provide our office with the account numbers.

Provide our office with proof of Renters Insurance. You don't need to send the whole binder, just the Declaration page.

Before the exciting day, your first month’s rent must be paid. Online payments must be made 7 days prior to the move-in to ensure the payment has gone through.
You may also pay in certified funds at our office in Big Lake at any point prior to the move-in date.Once the home is verified to have everything ready for your move-in, a date and time will be scheduled. A move-in checklist will then be given to you. You must then carefully walk through the home and complete the list. Return it to our office within 7 days of move-in.
HOW DO I SET UP A MAINTENANCE REQUEST?
Maintenance requests can be submitted online through your tenant portal. There you can also see updates in live time by our team and our vendors.
HOW DO I PAY RENT? CAN I DO IT ONLINE?
You can send your check, money order or cashier’s check to our secured mailing address. You can also drop them off right at our office. Yes, you can also pay online! Our online portal allows you to make payments whenever you like. You can also schedule payments to be automatically withdrawn if you choose to do so. A checking account is required for automatic withdrawals.
WHEN WILL I GET MY DEPOSIT BACK?
Minnesota state law allows up to 21 days to process your deposit. We will do everything possible to get it out sooner, but we ask for patience as there can be many factors. Please also make sure we have your forwarding address on file so we can help get it to you as fast as possible.
